Where are you from and how long have you been in construction?

I am from Alexandria, Virginia in the metro Washington, DC area.

How did you get into this industry?

I was graduating college and there was a threat of my father being laid off from his construction job of 20+ years. New management and budgets cuts were taking place. At the time, I was also interning at the Virginia Department of Professional and Occupational Regulations. I learned about the lack of women-owned construction companies in the state. It just clicked: With my father’s remodeling experience and my desire to create a more stable future for our family, there was an opportunity.

I asked my father if he would partner up with me to start our own construction company. He would lead the field team and do installations. I would spread the word about his knowledge and experience to home remodelers.

Our first project was with a homeowner who hired us to build a small kitchen pantry. Little by little, we were recommended to neighbors and became known as a reliable and easy-to-work-with contractor in the community. Over time, we took on an array of projects in DC and Virginia, from simple build-outs to full bathroom, kitchen, and basement remodels. We grew into the experienced company we are today!

What do you love most about what you do as a general contractor?

The best part of our job is getting the chance to change the sometimes negative narratives about contractors. From time to time we have customers come to us after bad experiences. We aspire to leave all of our customers with good impressions and a first-hand example of what a good experience with a great contracting company can look like. I like to treat my customers how I would like to be treated, with respect, good communication, and quality service. “Do good unto others” are words I live by. We enjoy putting that into practice in every aspect of what we do. Ultimately, I love being able to make people feel happy with the remodeling experience as a whole.

What do you think is the biggest misconception that homeowners have when starting a renovation project?

The biggest misconception is that a renovation is going to be overwhelming and complicated. With proper planning, preparation, and communication, a renovation can be fun the entire way through!

What is your favorite renovation project that you’ve done and why?

We recently completed a full condo remodel in Arlington, Virginia. The homeowner was a woman who wanted to work with a woman-owned contracting firm, a woman-owned interior design company, and a woman-owned virtual assistant company. From beginning to end, the remodel was spearheaded and completed by a team of women-owned companies. The project turned out gorgeous and it was truly so much fun. We celebrated with a fabulous housewarming party that our customer invited us to. It was really neat to be able to experience the space we helped create!

What is your favorite Washington DC/Arlington/Fairfax, VA building?

My favorite building in the Washington DC area is the Spy Museum building. It is designed to look very modern and futuristic. I can appreciate the architecture and the way it stands out in the landscape. It’s worth checking out!

What is your favorite Washington DC/Arlington/Fairfax, VA restaurant?

MoMo Sushi in Old Town Alexandria, Virginia. They have the most delicious and fresh sushi I have ever had. It is also nestled in the cutest neighborhood close to the Old Town waterfront with great views of the Potomac River and Washington, DC.

If you weren’t a general contractor, what would you be doing?

If I weren’t a general contractor, I’d own a coffee shop. You can find me trying a new latte and reviewing plan sheets at all of the local coffee shops.

Where are you from and how long have you been in construction?

Andreas: I was born in Brooklyn, grew up in Cyprus, and came back to New York for college, in my early 20s. I’ve been in the construction business professionally for 10 years.

Lambros: I am from the island of Cyprus and moved to the States 30 years ago. I have been involved in the construction industry for 28 years.

How did you get into this industry?

Andreas: I obtained my Bachelor’s and Master’s degrees in Civil Engineering and worked for several design firms in New York City. Later on, I decided to follow my passion and open my own construction company.

Lambros: My passion started even before coming to the USA. While I was attending college, I looked for a job related to the field of architectural design. I started by working for a contractor and then decided to open a construction company.

What do you love most about what you do?

Andreas: I enjoy every step of the process. I love helping people transform their place.

Lambros: I love the experience with the clients and the satisfaction that comes with a finished project.

What is the biggest challenge about renovating in New York City?

Andreas: Dealing with the unexpected issues that come with the old New York City’s buildings.

Lambros: Renovating historic buildings in New York City. Understanding how the building was built is a challenge, but there is an immense pleasure in discovering, bit by bit, how it came to be in its present form.

What do you want all of your clients to know before you work with them?

Andreas: We always put an emphasis on our client’s needs and desires for their home. We want our clients to trust the process and we promise that we will deliver more than expected. We always put our clients first.

Lambros: We want all of our clients to feel confident that the job will be done to their highest expectations.

What is your favorite city/town neighborhood?

Andreas: Astoria, Queens.

Lambros: Boston, MA.

What does Sweeten consider when vetting general contractors? Here’s everything you need to know.

Sweeten wants general contractors who can do all of the construction work for every type of renovation project, right? Actually, wrong! While prior construction experience is great, many factors go into the process of hiring general contractors and adding them to the platform. Want to know what goes into vetting general contractors at Sweeten? Here, we outline the key factors Sweeten considers when vetting general contractors and approving them. (Plus, there’s a breakdown highlighting the difference between a general contractor and subcontractor!)

What is a general contractor? 

  • A general contractor finds and manages experts to complete a construction project. Sometimes, the contractor themself may have background experience in construction. Or, the contractor may actually do some specialized work, like framing a room or doing tile work.
  • The kind of general contractor you’ll need depends on the type of project you’re doing! If you’re starting a ground-up project for a brand-new office building, you’ll need a contractor with experience in commercial construction or office buildings. If you were starting a luxury home bathroom project, you’d want a contractor who specializes in luxury bathrooms. (Luckily, Sweeten does this homework for you by expertly matching individual projects with the right type of contractor!)

General contractor vs. subcontractor

  • General contractors organize experts from other trades and then bring them together to complete a project. For example, for a bathroom remodel, a general contractor would find experts in electrical, plumbing, and potentially painting work for the job.
  • Subcontractors are the experts specifically trained in a trade. In the bathroom remodel example, subcontractors would do the actual electrical, plumbing, or painting work. MEPs (Mechanical, electrical and plumbing) are the most frequently subcontracted trades, mainly because these trades are highly skilled and require special licenses or registrations. General Contractors may choose to subcontract out various trades depending on the scope of the project.

How does Sweeten choose general contractors? 

Sweeten considers several factors when reviewing contractors: 

  • That they have proof of insurance and licenses in Sweeten’s service areas
  • Photos of previous work
  • References from previous projects
  • The contractor’s online presence, from professional websites to reviews or social media business accounts 
  • Communication style 
  • Length of time in business (a minimum of 6 months)

Do Sweeten general contractors have insurance?

  • Yes. All Sweeten general contractors are required to carry insurance.
  • If a contractor is in a state that doesn’t require them to carry insurance, (Texas, for example,) Sweeten still requires that they get a certificate of insurance.
  • Although Sweeten offers up to $50,000 in financial protection, that coverage is in addition to the separate insurance policy required of all Sweeten contractors. 
  • The three most common types of insurance carried by contractors are general liability, workman’s compensation, and auto liability insurance.
  • Workman’s compensation is useful for projects that require a crew to be on site.
  • Auto liability insurance is useful for when a general contractor is parking on your property.

Do Sweeten general contractors have licenses?

  • Yes. All Sweeten general contractors carry licenses when available for residential renovation projects where they work. 
  • Did you know that different states have different licensing requirements? It’s true! Fortunately, Sweeten checks licenses at both the state and/or county level. 
  • Additionally, Sweeten actively monitors the expiration dates of general contractor licenses. In fact, any general contractor with an expired license is not matched to new projects. This does two things:
    • Ensures Sweeten contractors are staying up-to-date with their licenses
    • Prevents Sweeten contractors from working on projects until their licenses are up-to-date

What kinds of contractors work with Sweeten? 

  • Actually, Sweeten works with general contractor teams of all sizes! From single-person firms who subcontract out labor to contractors with dozens of employees on their payroll. 
  • Regional trends also affect the size of firms. Some markets, like Los Angeles, tend to offer more one-stop-shop firms. This is compared to cities like Atlanta and Chicago, who have a wealth of independently-owned “mom-and-pop” firms

Does it cost money to join Sweeten’s network?

  • It is completely free for all general contractors to join the Sweeten platform.
  • Contractors do not pay for access to leads on Sweeten.
  • General contractors pay a fee, from 3% to 6%, of any awarded contracts they win on Sweeten.
  • In this model, contractors only pay when they win projects on Sweeten’s platform.
