Kitchens feature larger cabinets and dedicated niches for small appliances and cookware

Cabinets are larger and getting smarter, according to National Kitchen & Bath Association’s latest annual report. A thoughtful design and layout also helps to create specific niches just for small kitchen appliance storage. The report provides a snapshot of kitchen renovation trends from a survey of over 700 designers, architects, contractors, and showroom managers.

Small kitchen appliance storage inspire new designs

Homeowners renovating their kitchens are prioritizing deeper cabinets below countertop level. Deeper draws provide more storage than multiple smaller draws with the option to hold bigger appliances and cookware. As a result, it means less storage is needed in the hard-to-reach upper levels. 

Trends and circumstance like the pandemic has people cooking at home more. This has called for intelligent food and cookware storage within cabinets. For example, a dedicated rollout drawer for food containers where lids are slotted in is located on top while containers are stacked below.

There’s a need to store larger appliances like at-home espresso machines. Consequently, that means dedicated cabinet space where the appliance can be stored and operated. Many homeowners are also using pantries as an all-in-one coffee storage and prep area. A design-build firm could assess how your space can fit more useful storage.

Small kitchen appliance storage has also found a permanent home in the pantry. About 70 percent of new kitchens have pantry space to store and use small appliances like juicers. This means they can be ready to use without clogging up the kitchen counter. In fact, pantries don’t need to be a room. Updating a loved home

The lobby is what initially drew us to the 1939 building in Riverdale. We still love it. We purchased a 1,200-square-foot sponsor unit that had been a rental for many years.  My husband, Aaron, and I live in the co-op with our children, ages 4 and 1.5 years old.

With both of us working from home, renovating our kitchen and building an office kitchen would have the most impact on our daily life. The kitchen and bathrooms were very basic in budget finishes, so we had always hoped to renovate.

Improvements in flow and function

There were half walls midway through the kitchen that created a little breakfast nook at the end of the room. However, I started using this space to work during COVID. The plan was to knock down those walls and have a more continuous flow. We wanted a kitchen desk large enough to seat two so that our kids could use it while my husband and I cook. 

We’ve been eating at home a lot since COVID. Updating our appliances and creating more counter space would improve how we function in the kitchen.  

Another huge issue was the electrical load. There weren’t enough outlets or enough circuits. For example, we couldn’t run our dishwasher at the same time as our toaster oven. We knew we needed to spend some money on serious electrical work.

An office kitchen benefits the whole family

The only layout change was moving our refrigerator away from the kitchen entrance. That simple shift made the whole room seem larger and gave us more counter space.

Our Sweeten contractors really helped us figure out the floorplan with the cabinets. Our kitchen had some wonky angles in the walls. They found solutions to make the whole design look more streamlined which incorporated an office kitchen. Our cabinets didn’t reach all the way to the wall near the entryway. The contractors suggested filling it in with open shelves and we love them. They make the space look so much homier.

Cabinetry would be a big part of the budget since it would also be used to create the hutch around the kitchen desk. We used a brand from a big box store. Originally, we wanted to install IKEA but they were sold out for months. 

To spruce up the cabinets, we added elegant hardware. A counter-depth refrigerator was a must-have. Our old fridge protruded out but it also didn’t have a lot of storage space; it was a lose-lose. The French-door style in counter-depth fixed both of those issues.

Easy material upgrades 

We went with a gray/black/white color scheme so our large collection of  bright green kitchen accessories would pop against a neutral background. Our contractors recommended the gray vinyl plank flooring. It’s easier to care for than stained wood, and so far it’s been great. 

Our countertops switched to quartz which is such a nice upgrade from the ugly Formica we had before. 

How much our renovation cost

The biggest challenge was living at home during the renovation. With two young children, it was hard to get by without a kitchen. We stayed at my mom’s apartment over a few of the weekends, but weeknights were a struggle. Luckily, the contractors were friendly with the kids!

As first-time renovators, we knew absolutely nothing about the remodeling process. We have a strict co-op board, so our biggest questions and concerns were about going through the co-op approval process, making sure the project was completely on schedule, and not going over budget.

In the end, our kitchen cost between $45,000 – $50,000, including materials, appliances, and some small upgrades. A large chunk of the budget went toward upgrading our entire electrical panel to bring it up to code.

Working with our general contractor

4 ways to renovate for an entertainment kitchen that’ll help gatherings go smoothly

Parties are made possible by pantries

Any chef will tell you, you should always keep some basic culinary staples in the house. Even a simple stash allows you to throw together a last-minute dinner party. But storing these must-have ingredients (think stocks, spices, and starches) means freeing up space in your kitchen. That’s where a well-designed pantry comes in! These pantries are also clutch even if you have a longer time to plan a party, since they can be used to store your serving dishes and other accouterments.

That was the case for Sweeten homeowners Nilda and Brian. They chose shallower cabinets but a wider pantry unit. “You won’t lose anything in the back and can save the money by not adding the mechanical pullouts you would need for deep pantries,” says Nilda.

Open-concept equals open house

Having a large space to host is a homeowner’s dream. However, many spaces don’t start out open and airy, especially if your home or apartment is older. But by taking down a wall or even just part of it, you can make your kitchen more inviting and comfortable for guests when entertaining.

A Montclair, New Jersey, couple (above) turned to Sweeten to help turn their “old” kitchen into a more livable space—with room for entertaining. They tore down two walls, including the wall between the dining room and kitchen to create an open concept. Plus, they also found enough space for an island counter—a double win for entertaining!

Jennifer and Joe’s New Jersey kitchen renovation with Sweeten also included a redesign of their kitchen layout. They asked their Sweeten contractor to knock down a wall to get better sightlines to the wall of windows in their living room. Unfortunately, the entire wall could not be removed as it was load-bearing. So their contractor took down as much of the wall as possible but was still able to make a space that is great for entertaining.

Kitchen islands provide staging space

Incorporating a center island in kitchen design has long been popular, and for good reason! Kitchen islands provide a large meal prep area, as well as space for guests to gather around. Kitchen islands are great for storage, too. Sweeten homeowner and frequent party host, Dawn, included a center island in her recent kitchen remodel for exactly these reasons.

People like to congregate in the kitchen when they arrive. I wanted to have a space that didn’t interfere with the process of making dinner,” says Dawn (above). “With a much bigger peninsula, we confine the prep/cooking work to one half of the surface while making room for an attractive presentation on the other.”

Neil and Ilene also wanted a kitchen island included in their Sweeten renovation plans. It was important to “make smarter use of the space…and be flexible for when their children and grandchildren visit.” Mission accomplished.

Get the appropriate appliances

When renovating, you have to divide your must-have vs. your nice-to-have design elements. And, if you love entertaining, you know it’s all about the food. Even though their kitchen was only 70-square-feet, Sweeten homeowners and avid cooks Kayla and Jesse (above) made it their focus to include full-size appliances. That meant a 30-inch stove, a large refrigerator, and a dishwasher. “After much finagling, we found a layout that allowed for everything I wanted and more (somehow, I even fit a wine fridge),” says Kayla. With their new entertainment kitchen, the couple can create their favorite dishes for friends and family more easily.

Daniel and Kate, also avid cooks, wanted a chef-friendly redesign for their galley kitchen. But unlike a lot of homeowners, they wanted to keep the layout. Daniel considers the galley configuration a residential approximation of a commercial restaurant line. Rather than lamenting its limits, he saw it as a pro’s set-up. Before: Renovate an outdated Brooklyn kitchen

Longtime renters Marc and Steve dreamed of having a place of their own. Their search for a one-bedroom in Brooklyn eventually led them to an unexpected choice: a co-op or house? The townhouse, they discovered, was a short commute (only two express train stops) from Manhattan. It would provide more space than a one-bedroom apartment and not have the maintenance fees that go with living in a co-op. After purchasing their new home, they lived in it for seven months before turning their attention to the kitchen.

“It was perhaps the most outdated room and we knew it needed a major renovation,” Marc said. The existing cabinets were grimy and had broken doors. Some were so high up that they were almost unusable. The countertops had seen better days. The too-big appliances—combined with a low drop ceiling—made it feel like the walls were closing in on the already small space.

After: Creating the “must-haves” list and choosing the contractor

With a list of must-haves that included a full-size dishwasher and additional storage space, Marc and Steve set out to plan a renovation. “Before Sweeten, we weren’t sure how to find a contractor we could trust,” Marc said. Fans of the classic, black-and-white New York kitchen, the couple aimed to create a bright space with a clean look, layering plenty of white to make the space feel bigger. “The kitchen needed to be truly functional and not just pretty,” Marc said. As for the design, “we landed on something like ‘a traditional white kitchen goes modern.’” With a contractor on board, they were finally on their way to the modern black and white kitchen renovation of their dreams.

Planning and ordering kitchen cabinets

The need to demo the entire space meant that measuring would have to wait and the new cabinets—which usually require some lead time—couldn’t be ordered before work began. The couple decided on IKEA cabinets and Semihandmade doors because they would arrive sooner than a fully customized set (although Marc noted that the cabinet door delivery took longer than planned). He also mentioned taking advantage of running the cabinets from top to bottom on two walls to get as much storage as possible.

With cabinets of varying sizes, they chose flat-panel doors to streamline the look rather than the Shaker-style that was initially under consideration. The couple opted for full-size appliances (they got their dishwasher!) since they cook and bake on a daily basis, while a counter-depth fridge was installed to save some space and make room for a pantry cabinet. For unity between the backsplash and countertop, marble-looking quartz was selected for both surfaces. To let in more light, their contractor also widened the window over the sink to give a clear view of the garden.

Marc + Steve’s renovation tips

Overall, the renovation took closer to three months—“a month or so longer than we hoped,” Marc shared. “But it was worth it!” While waiting on cabinet doors, his contractor tackled smaller projects, adding new baseboards and trim to the main living area, hanging pendants over the dining table, and removing the drop ceiling that continued throughout the rest of the ground floor. Marc tells us that working with his contractor was a great experience. “We are perfectionists, so we’d come home to see the work done each day and have a bunch of questions. He always answered patiently and quickly, or fixed things as soon as he could.”

The couple’s advice to future renovators: “Check return policies on everything. We ordered a range hood online that wasn’t what we thought it was. They wouldn’t let us return it because you have to reject it immediately at delivery.” Another tip: Dust is going to get everywhere, even with a contractor who’s careful, so be prepared for some clean-up after the work is done.

The new space feels light and airy—and much bigger than before. “We can both stand in the kitchen at the same time and it’s not overly crowded,” Marc said. “Design-wise, it’s the kitchen we always wanted and I don’t think we have any regrets about the choices we made (and there were so many choices!).”

Bonus: Marc and Steve were most excited for the new kitchen floor and the “wow” moment they achieved with patterned black-and-white tile.

Moving back to the city

We relocated back to Manhattan several years ago after residing in the Midwest and South for work. It was simply time to return home to our families in the Tri-State area. Bob and I met in NYC while studying for our MBAs, and Bob grew up here. While away, we owned several single-family homes—a few we had renovated—so we weren’t strangers to the process. There was a high likelihood of renovating to make a space our own as we started the buying phase.

We rented for a few years until we located an apartment that would satisfy our love of prewar architectural details while accommodating modern living. Our home was purchased through an estate sale and we immediately started renovating. It had been updated in the early ‘90s, when the owners created an open floor plan of living room, dining room, and foyer which was a big draw for us. And there are two windows in every room except the bath, so the light was a huge selling point.

Mapping the “musts” for an empty nest renovation

While Bob rents office space, I required a fully functional home office in a dedicated space. Also, a washer/dryer. We lived without them for a few years in Manhattan after having a laundry room in suburban homes, and we didn’t want to do that ever again. Both the kitchen and the bath needed better functionality and major cosmetic updates. Storage was essential throughout the apartment, as well as better lighting.

Our vision for the apartment was classic and period-appropriate but updated for today. We felt it was important to keep within the prewar aesthetic, including subway tiles, wood flooring, wide baseboard and door frame moldings, classic single-panel doors, radiator covers, and shaker-style cabinets.

More storage and a tip for staying cool

The master bedroom initially had a large double-door closet. We flipped it to be used in the second bedroom next door as a home office. We created built-in drawers and cabinets, as well as added new closets to account for the one given to the home office. 

I loved ditching the tub for a large shower stall and completely rearranging the master bath. We went for a custom industrial-style shower screen, mosaic floor tiles, and classic subway tiles with a twist: a crackle pattern. Plus a black metal grate for heat. The design worked.

I sourced what I needed at the onset so we weren’t crunched for time in selecting and getting product delivered in time.

Electrical rewiring was not expected, but it had to be done. Then we replaced all the lighting and added ceiling fans in the bedrooms and kitchen. It’s a trick from the south because you can cut down on A/C bills. And it’s a plus in a prewar building where you can’t regulate the heat in winter.  We went for sleek, custom radiator covers that are great for display on top, too.

In the foyer, we extended the closet out by six inches and added shelving on top. So what was non-functional became completely utilized, with tons of space. We added bookshelves in the living room—we love books and are avid readers.

Enlisting Sweeten during a hurdle

Bob would say the stainless steel countertops surrounding the range are a throwback to a ’50s kitchen we had. Those tops are indestructible! It was the only design element he wished to have a “say” in. Bob is the master of paint colors. I can give him a palette of 10 colors and he can narrow them down so that they flow together from room to room.

While we had renovation knowledge, every experience has its unexpected nuances. We were very relieved to have Sweeten as the backstop when needed. It was great to have someone who could assist in holding the contractors accountable. We had problems with the contractor with a leak after moving in. So parts of the kitchen had to be dismantled, the leak fixed, and put back together again. Sweeten stood by us and made sure the job was completed correctly. 

When planning for the unexpected pays off

I wish I had engaged Sweeten to talk through the contract, which might have avoided several issues. Having a second set of eyes is never a bad idea! For example, while I was very specific on the type of cabinetry I wanted, we found the budget in the contract did not align with reality. 

To help alleviate the overage, I hit the sales.  Also, I sourced what I needed at the onset so we weren’t crunched for time in selecting and getting product delivered in time. Additionally, we had allocated extra funds for overages and the unexpected.

Our new home makes us feel joyful. Our daughter commented that the space is aesthetically a culmination of all of our past homes, with a bit of industrial thrown in. It’s truly who we are at this stage of life, a mix of the past and present: kids grown, empty nesters with a puppy in the house!

Project: Refreshing an ineffective Harlem kitchen a family has outgrown

Before: When Andréa and her husband purchased an early 1900s four-story brownstone in Harlem, the plan was to rent the top two apartments and live in the 2-bedroom, 2 ½ bath duplex. For a long time, the place felt “soooo big.” That is, until the couple started their family. Now, with an 11-year-old son, a 9-year-old daughter, cat, Romeo, and her husband’s ever-growing record collection, Andréa said, “It started feeling claustrophobic.”

The first space in their Harlem home she wanted to tackle: the kitchen. “It’s where I spend a lot of time,” says Andréa. “It was so cluttered and dim. I didn’t enjoy cooking at all. I remember balancing pans on top of each other while making dinner.”

Storage was clearly an issue. “First of all, the shelves in our cabinets weren’t adjustable—so we couldn’t even store cereal boxes or olive oil or anything taller than about eight inches. So we just had a ton of stuff on the counters or on top of the fridge.”

Appliances ate into counter space as well. “We had this massive microwave that took up an entire baking station, so we lost workspace there, too.” And then there was the lighting. “We had this one dim light that didn’t even light up the area by the sink. We always felt like we were working in the dark. And our dishwasher was dying.”

The two had an unpleasant experience with a master bath reno 12 years ago (Andréa says the contractor took their money and disappeared). This time, they posted their Harlem kitchen renovation project on Sweeten, a free renovation platform that connects homeowners with vetted contractors, and they were immediately impressed.

“I felt like the Sweeten contractor we chose offered the best price for the job,” she said. “His team is very efficient and punctual. It’s great to have someone show up when they say they will and finish on time!”

Although the same 450-square-footprint was retained, their Harlem kitchen was expanded a few feet by knocking down a wall and opening up space for a bar/counter and pantry.

Besides improving storage and lighting, Andréa knew the look and style she wanted from their kitchen renovation. “I’m from California, and I miss it all the time—the weather, the sky, the ocean. So I picked colors that reminded me of my hometown of Morro Bay and also the Bay area, where I went to college,” she said. “I liked the idea of gray cabinets. My mom recently did her kitchen in all white, and after two years, it was already showing use. It seemed impractical with two kids.”

The gray stock cabinets reminded her of fog around the ocean (“a win-win”). And the paint, kind of a peach color, was like sunsets—“a soothing combination.”  Even the grout color between white subway tiles has a little peach in it. She felt a quartz countertop was a nice balance.

Andréa loves tea, and she has some beautiful blue Fortnum and Mason (a brand based in London) tins, which also reinforced the blue accents. “It’s kind of Jamaica-meets-Miami-meets-Cali-meets-London,” she says.

Andréa says that their contractor’s wife, Suzy, also helped make sure everything went smoothly. “Suzy was a godsend,” says Andrea. “We had a pretty firm budget and I felt like she worked very hard to stay in it without pushing for more expensive stuff or using cheap things. It was a very nice middle ground.”

And the result? A huge success. “I love the whole feel of (the new space),” says Andréa. “The colors are really inviting, and the cabinets make it feel bigger, even though it’s basically the same square footage. Of course, the kitchen is so beautiful, now we want to update everything in the house!”

Bonus: “I love my undercabinet lighting,” she says. “It wasn’t originally in the plans. It was an addition during the reno that has made a huge difference. Also—my hidden recycling bins!”

Color and patterns find a home in the Clinton Hill Co-ops

When avid entertainers embark on an apartment renovation, it’s sure to lead to greatness in the kitchen. That was the case in this 1940s Brooklyn co-op that Jessica, a brand strategist from London, and Jesse, a filmmaker and content producer from Queens, bought together soon after getting married. The couple planned to renovate the 1,000-square-foot, two-bedroom home, with their primary focus on increasing the functionality of the cooking space and storage in other rooms. They posted the project on Sweeten, a free service matching homeowners with vetted general contractors, and chose their contractor. Later, they hired the principals of Blumenthal Architecture and Interiors to lend their expertise. See how Jessica and Jesse created a dream home for themselves and their dog, Kevin.

Our story begins when we started looking for a home, and specifically a kitchen, we could love. We were living happily in Brooklyn in a one-bedroom rental, but after we got married, investing in an apartment for the long-term was our goal. We noticed that well-renovated places coming on the market were triggering bidding wars and started thinking about buying an apartment to redo. Being big foodies, we got excited to build a beautiful kitchen to cook in.

We came across a cluster of buildings called the Clinton Hill Co-ops and were attracted by the generous square footage of the apartments, which were built in the mid-20th century. When a two-bedroom needing updates became available, we snapped it up.

We’d hired our Sweeten contractor, along with our team from Blumenthal Architecture and Interiors. We planned to open up the kitchen to the living room and add a peninsula where we could prepare food or just hang out. Plumbing would be relocated for a better cooking layout. However, a partition surrounding the existing refrigerator closed off the kitchen, disrupting flow. 

The solution: Demo the partition and move the fridge, thereby creating space for a six-foot peninsula. It was designed with full-length drawers for pans and dinnerware, built-in shelves at the end of the peninsula for cookbooks, and toe-level kick-drawers, which let us utilize every inch. It also has a wine fridge! We went for under-cabinet lighting and pull-out components: a pantry, spice rack, and garbage bin. 

It’s no joke when your general contractor says everything must be in stock when purchased.

Stef Steen, a color specialist based in the UK, helped us make minimalist palettes with touches of strong color for soul. Our cabinets are custom, the uppers in white and lowers in dark royal blue. People say not to mix shaker and flat-front cabinets, but we liked the flat style for the drawers, where protruding pulls can be annoying. We’re not disappointed. We settled on brushed brass cabinet hardware—after ordering three different styles. One of our favorite aspects of the kitchen is a graphic tile with dark grouting for the backsplash. 

Stef made a booklet with Pantone numbers for matching paint, tile, and accessories. We pulled our kitchen colors to other rooms, adding accents in green and yellow.

Even though we hadn’t lived in the apartment yet, we thought hard about how we’d use every space. Their contractor took some square footage from the kitchen to widen the hallway making room for a long built-in bookshelf. For storage in both bedrooms, separate closets were merged together as a single built-in with full-height doors and shelving.

To reach optimal electrical aspirations, layouts and furniture placement were carefully planned for overhead lighting installations in the bedrooms and living rooms. Phone chargers were also built into kitchen drawers and outlets were tucked away for electric toothbrushes and hairdryers in the bathroom.

We rolled with the geometrics, doing graphic tile in the bathroom, too, and pairing it with less expensive, easier-to-clean porcelain. (It’s no joke when your general contractor says everything must be in stock when purchased. After we were promised timely shipping on the bathroom wall tiles by a retailer, the day came and they weren’t there; I spent a stressful morning trying to find something similar.) The tile contrasts nicely with the simple brass fixtures and wood vanity. 

With the expertise of our construction and design teams, our goals came together in a vibrant space. Our contractor met with us weekly—or more—to check on progress and we felt supported knowing we could turn to Sweeten if something went wrong. Jesse and I asked our contractor to copy us both on communications, which worked for us. 

Seeing our space transform and our vision come to life was so thrilling. We love our kitchen and take such pleasure in cooking and entertaining in it.

A Clinton Hill home gains flexible space with sliding doors

Two decades ago, native New Yorkers Margery and Jim Fields worked in Manhattan and lived just outside the city. In 1996, the family relocated to Philadelphia when Jim was transferred for a job. The couple always had a special place in their hearts for New York, and when their kids grew up, they decided it was the right time to return.

When they began their search for an NYC home, they wanted something a bit unique. They looked at many listings, but it was the view from their apartment at the Clinton Hill Co-ops (a Brooklyn complex near and dear to us here at Sweeten, after renovating so many homes there!) that sold them on the one-bedroom place they ended up purchasing. They loved the sweeping view of Manhattan—the island that drew them back to the five boroughs.

The apartment itself was a different story. It hadn’t been updated in 40 years and had been chopped up with too many walls. Despite this, they decided that the incredible views were worth the trade-off of having to renovate. After a remodeling of their Philadelphia kitchen several years ago, they had a good idea of a wishlist for their next project. They wisely decided to live in the space for six months before starting the design process to get a feel for how they would use it—and to understand the light’s effect in the apartment at various times of the day. They heard about Sweeten, a free service matching homeowners with vetted general contractors, from their neighbors, and it kept coming up in conversation. They posted their project and chose this Sweeten contractor, who had previously done several projects in the Clinton Hill Co-ops.

Once discussions got underway, they made some decisions with the help of their Sweeten contractor; prior work in the building meant he knew what was behind the walls and what to anticipate, so was able to guide Margery and Jim on what actions would need to come next in the process. He knew the bathroom ceiling was a drop ceiling and would be able to install the spotlighting they wanted. Their contractor was also familiar with the building’s wiring and informed them it would not support an induction cooktop.

The couple’s design vision was an industrial-yet-modern aesthetic. They wanted to take down the walls boxing in the kitchen and allow as much light into the space as possible. The full scope included a new kitchen and bath as well.

Initially, Margery and Jim planned to convert the dining nook beside the kitchen into a second bedroom but ultimately decided on a flex-space solution made possible by sliding doors. When they didn’t need the second bedroom, the doors could remain open to take full advantage of the two large windows in the nook. The contractor created a custom solution by fusing two estate-sale-find French doors that Margery and Jim had found to make a sliding pocket door. The renovated nook is now a seating area that can be closed off from the living room to create a guest sleeping area that feels like a “studio within the apartment,” explained Margery. It is also a cozy spot for guests to perch when the pair entertain and are preparing food in the kitchen. (Given that Jim has seven brothers who are all married, they definitely need the seating for guests!)

For the kitchen revamp, Jim and Margery decided on dark gray cabinets paired with a light quartz countertop and glass subway tile. The contractor suggested a full-length pantry next to the refrigerator on the wall separating the kitchen from the living room, providing unexpected bonus storage. On the other side of the fridge, open shelving is built onto a mirrored backsplash for maximum light reflection into the kitchen. Corner shelving was added, with a Lazy Susan to maximize under-counter space leaving enough room for a full-size dishwasher.

The couple intended to add a kitchen island at first. But when they saw how open the space felt without it, they chose to leave it as is. Similarly, the original design called for stainless steel shelving to be added to the back wall above the sink but decided to leave it open for an airier feel overhead.

In the bathroom, Margery and Jim were able to make use of another estate sale find—the black large-format tiles, which cost a dollar a piece. They paired those tiles with an unusual bronze penny tile Margery had once seen and admired in a restaurant. A cast-iron tub was swapped out for a vinyl one that allowed the contractor to bring the wall tile around the front to tie the space together. Modern Brizo fixtures helped to finish the clean, streamlined look.

Now that their project is complete, Margery and Jim have a few words of wisdom for would-be renovators. They stress the importance of selecting the right contractor—one with whom you can have a good “communication cadence,” said Margery. “We would text or talk to our contractor multiple times a week, or multiple times a day as things came up. That ability to instantly communicate would keep things from being delayed or misinterpreted.” They love the openness of the new layout, “while keeping some separation between the kitchen and main living space,” said Jim. “We’re glad we didn’t take out the bar/pantry wall.” Check out their Behind-The-Reno video below:

A couple creates their dream home with walnut wood floors, a spa bath, and enough kitchen storage to turn heads

A year-long search—involving a specially-written code!—led Jonathan, a consultant, and Cecilia, a social media strategist and beauty blogger, to a mid-century co-op apartment in Queens. The unit was in a serious state of disrepair, with cracked doors and windows and a dangerously unstable kitchen countertop. Read about how the couple changed the floor plan, turned a powder room into a full spa bath, and created a space to suit their lifestyle.

Prior to moving in together, Jonathan and his girlfriend, Cecilia, were each living in Manhattan on the Lower East Side. The criteria for their search? He wanted a large space and a fixer upper with a good school district; she wanted the convenience of a supermarket, shops, and a subway stop close by. Their budget had them looking in Windsor Terrace, Forest Hills, Sunnyside, and Hamilton Heights, in addition to Elmhurst. For their search, Jonathan used his background in quantitative finance to adapt code that he had written to find his first apartment in 2008, which scoured the major real estate websites for properties that fit their fairly strict criteria and price range. The code took into account various factors, such as home value increase over time, new developments, transit efficiency, growth in commercial investments, and the neighborhood’s increasing value over five-plus years. When this apartment came up—roughly a year after they started searching—it was way under budget, and the couple pounced on the opportunity.

The space was located in a very convenient neighborhood in Elmhurst, with shops and necessities nearby and just a 25-minute subway ride from midtown. They purchased the 1960s-era apartment with the intention to renovate. The reasonable price meant there was enough left over to splurge on the renovations, so they planned to add their own personal touch with high-end finishes. At roughly 1,300 square feet, the 3-bed, 1.5-bath co-op was more space than they expected to find, and the layout allowed them to implement some drastic changes to make the space more usable.

Jonathan and Cecilia could see that the apartment had good bones. Despite the positives, it was extremely outdated and many things—such as the cabinets, heaters, windows, and doors—were falling apart. The kitchen counter would teeter if you placed any weight on it, and would even come off its foundation if you pressed down. The previous owners had done unpermitted renovations in the past, and the apartment had not been well taken care of. The original layout had long narrow halls, closets in weird places, a closed kitchen, and cramped rooms.

Initially, Jonathan looked for contractors on his own, until an architect friend told him about Sweeten. He posted his project and wrote up his description. He said, “I received a lot of quick responses—more than me going out on my own, and the bids were much more competitive than any from my own research. The Sweeten contractor that I went with was a one-stop shop for everything. He had an architect, a designer, and a project manager—they pretty much did all the heavy lifting. They were super responsive and took care of a lot of the issues that arose throughout the process. Knowing that they have been vetted through Sweeten definitely gave me peace of mind.”

Jonathan and his Sweeten contractor set out to solve problems related to space usability and efficiency, and to make the apartment feel more open and modern. They decided that if a wall could be knocked down, they would do it. They turned hallways into closets and closets into open spaces. They also wanted to convert the half bath into a second full bath—Cecilia already claimed the first one, so Jonathan needed one of his own!

Given their preference for clean lines with modern touches, they did not want too much in terms of the built-ins and crown molding. “The kitchen was the part of the renovation we were most excited about. Because Cecilia loves to cook and I like to entertain, we wanted people to naturally gather around the kitchen for good food, good drinks, and good times,” says Jonathan. With dark furniture in the rest of the apartment, they went for white shaker cabinets, gray-white texture on the backsplash and white counters with a bit of speckling for an overall contrasting look. Appliances were stainless steel and marble was installed wherever possible. An incredible amount of storage and counter space was added, with every inch of space maximized.

A pull-out spice rack and deep drawers were among the storage solutions they chose. “Having those large drawers for pots and pans with the ability to customize the holders was a must. A floor-to-ceiling pantry with pull-out drawers made our snacking life that much easier. We decided on open shelving in select areas to make the kitchen feel more open. A pass-through was also created, so a spot on the living room side was used for counter seating. We wanted large appliances to really be the wow factor in our kitchen. I love our five-burner stove—especially the griddle!—and our massive fridge and great dishwasher. Having this generously proportioned kitchen and large-scale appliances has been amazing, especially compared to our previous apartments,” explains Jonathan.

In the original full bath—Cecilia’s bathroom—they went with a white theme. She wanted it to be bright and classy, so they chose glossy white marble tile for the floors and large-format porcelain tile for the walls, with an accent wall of marble 2-inch subway tile laid in a herringbone pattern. This gave the space more texture and made it feel more custom. They also added a niche for toiletries and bath products.

In the second bath, Jonathan added a large shower by taking some space from the master bedroom closet. “Since it was my bathroom, I had full reign and wanted it to resemble a spa.” The Sweeten contractor added slate tiles throughout, as well as a pebbled shower floor and a large shower panel with rainfall and waterfall features. In both baths, they installed tankless toilets per co-op requirements.

Throughout the apartment, they had originally planned on going with light bamboo flooring. When their Sweeten design/build firm sent over samples of both light and dark wood, however, they fell in love with a dark walnut flooring from Triangulo. For the office space, they decided on French doors to allow some openness between the living room and office, while providing privacy if needed when Jonathan worked from home in the evenings.

The biggest challenges of the project related to changes to their original design: “A lot of it was due to unforeseen circumstances,” Jonathan explains. “The original broker stretched the truth about where pipes were, what construction was done legally, what was underneath the floors, as well as what we would be permitted to do. We originally had a plan that was going to be signed off, but once we contacted the live-in super, problems started to arise. We had to do two to three different drafts, which caused scheduling delays as well as caused friction with the co-op board and staff. The entire process took about two months just to get approval because of these issues. Eventually, we got everything set up, and once construction started, there were only a few slight hiccups. Everything went fairly smoothly.”

After finishing the renovation, Jonathan’s recommendation to future renovators is to be open and flexible with the initial vision. “Most people have an idea of how exactly they want things, and are unwilling to do something different or new. That’s good but rarely does your budget or space allow you to have everything that you want. I originally wanted to remove some of our closets because I thought we had too many, but my girlfriend and designer suggested that we keep them for both value and utility. Having lived here for six months, I can safely say that I’m glad we kept the closets.”

Jonathan feared that the end product wouldn’t match up to his vision. He and Cecilia have very different design aesthetics, and he wasn’t sure if they would mesh well together. “In the end, I think the apartment has a good flow and calming color tones, which is something nice to come home to after a hectic day. Another big question I had was whether we could actually do everything in the timeframe the contractors set out—about four to five months. It was an ambitious schedule, and while there were small items that needed to be addressed after we moved in, they were minor. In the end, we completed the project on deadline, and are very happy with how it turned out.”

Project: A contemporary kitchen update in Greenpoint, Brooklyn

Before: To refresh this open 100-square-foot kitchen, the homeowner chose a Sweeten contractor who would make some key changes, including replacing harsh gloss black counters, which showed dirt. She wanted a new sink, a pale marble backsplash, and a stainless range hood to punch up minimalist replacement cabinets.

After: Nothing juices property values like natural light. A once-blocked window jumped back into full view when frosted glass-front cabinets came down from in front, thus brightening new open shelving installed against the adjacent wall. Existing wood-finish base cabinets got swapped for efficient white Swedish cabinetry from IKEA, upgraded with a Lazy Susan in the corner and lighting inside.

Centered in the new matte gray stone peninsula countertop is a sleek stainless undermount sink, with a single-hole, deck-mount lever faucet and separate built-in soap dispenser. The existing stainless stove was reinstalled beneath large-format marble tiles used for the backsplash, themselves crowned by a compact stainless range hood with additional much-needed closed storage above.

Bonus:Extending happy sky-blue wall paint up onto the lower kitchen ceiling subtly differentiates it from the open-plan living room, where the ceiling stayed white.

Style finds: IKEA kitchen cabinets, an undermount stainless sink, matte dark gray countertops that hide dirt, marble backsplash tiles.

Here’s how to max out your cook space from corner unit to pantry cabinet

Cabinets typically represent a hefty chunk of your kitchen budget—hovering around 30%—so you want to choose carefully. The design you select not only sets the overall style of the room, but also helps to maintain its organization and order. So, how to get all the puzzle pieces—including pull-out shelves and kitchen islands—to fit scoring you the most storage and, hence, efficiency? Consider these factors:

Configurations that magnify storage

Base cabinets may vary by width and height, but you are still limited by how tall you want your countertop to be. Wall cabinets can go all the way to the ceiling, utilizing even the topmost inches for infrequently used bulk items like paper towels. Combine and arrange the units according to how you operate in your kitchen and what tools or features you use most often. Deep drawers for pots and pans should go near the stove. Shallower drawers for utensils belong with the prep area, along with maybe a pullout cabinet for trash or recycling, and dishes and glassware near the dishwasher—all to minimize steps. Islands are a great place to stow cookware; be sure to allow for clearance of doors and drawers that must be pulled out. You might want to put open shelves on the ends to make way for drawer space in the middle and to avoid doors that can jut out into traffic paths.

The advantage of stock versus semi-custom

Stock cabinets either come pre-made or require assembly. You can expect a good but limited range of sizes. Semi-custom units offer more choice of dimensions to provide a more exacting fit on your wall space. Semi-custom units typically change in 1-inch increments versus stock’s 3 inches, so there’s less risk of wasted space in a run of cabinets along a wall if you are willing to spend more. Of course, custom cabinets let you get the exact widths you want but expect to wait as much as 10 weeks for shipment versus five to six for semi-custom, and a week or longer for stock. Organize from the Inside Out

While planning the configuration of storage, think about internal organization, too. Drawers handle deep pieces like pasta pots and asparagus steamers, and you can access them with the pull of a knob. Alternatively, slide-out metal shelves will let you stow a variety of items in one super-size cabinet, but they can be less-space efficient insofar as they require you to first open a door, and then give up as much as 4 to 6 inches inside to allow for the shelves’ outer frame and rolling mechanism. Think carefully about what you want to put there and how often you need to get at it before making a decision.

Special features for versatility and efficiency

Inside your cabinets and drawers, you can add optional features that keep the contents tidy and super accessible, such as: organizational inserts for tools and knives; narrow pull out pantry shelves; slats for cookie pans and trays; and even a spring-loaded shelf that swings up and out to lift, say, a heavy mixer. And don’t let that dead space behind the corner cabinet go to waste. Many manufacturers offer Lazy Susans that spin around with the touch of a finger to access the contents on rear shelves. Look, too, for adjustable hooks to hang cookware vertically, so there’s no need to drag everything out to get to that one pesky pot. Some manufacturers offer lighting inside the cabinet box to help locate contents. If you haven’t specified internal organizing features when you ordered the cabinets, you can add them later with metal stacking shelves or hooks found at a home center.

In these units, heat occurs between the interaction of the cookware with electromagnetic elements under the glass top. This is probably the most efficient way to cook since there is no flame or exposed coil that dissipates energy; instead, heat is transferred directly to the pan. Plus, since it’s the pan that heats, any part of the surface not in use remains cool, greatly reducing the risk of an accidental burn. Another pro: some induction cooktop models include touch and swipe controls for extremely accurate temperature control. For cleaning, a seamless and smooth glass surface means easier maintenance with the swipe of a cloth. No corners, grates, or coils are present to capture baked-on food.

Limitations of induction cooktops

Induction cooktops may require a different set of cookware than you already have: glass and ceramic won’t do. How to tell? Apply a magnet to your metal pan’s bottom. If it sticks, the pan works.

Gas cooktops

A gas cooktop is a classic style sought after for its classic good looks, responsiveness, and the touch of drama it brings to cooking. Gas cooktops provide instant heat that’s easy to adjust. Models today typically include five burners: two on each side, and one in the middle. Most of these models will offer one high-powered burner to quickly boil water and one that goes very low to simmer or to warm foods. Look for sealed burners to simplify maintenance and continuous grates that let you slide over a heavy pot. For gas cooktops, all types of cookware are suitable.

Limitations of gas cooktops

With gas cooktops, you still need to be careful of the open flame needed for cooking. Additionally, this style only works only an overhead ventilation system. As with ranges, do not place the cooktop under a window or near a door as drafts are a fire hazard.

Electric cooktops

Yes, you can still find electric coil cooktops, and they still operate with radiant heat; however, they’re now at the super-budget end of the spectrum. If this style is for you, seek out electric cooktops topped with glass surfaces for a sleek, contemporary look and easy care. Also, look for an option for touch controls (though classic knobs can still be found too.) Seek out electric cooktop models with four elements, with at least two of the elements offering expansion to a larger cooking surface. An indicator will tell you when the surface is still hot.

Limitations of electric cooktops

Although these are a good choice for the budget-conscious, keep in mind it will take a while for this cooktop to cool down once you’ve turned off the heat.

Consider: Where to place your new cooktop

First, take into account any existing electric or gas lines. For example, if you are remodeling and wish to move your cooktop to a work island, you will have to pay an electrician for the power to be run to that new location. When placing the cooktop unit on a countertop, keep it clear of upper cabinets and plan for landing space on at least one side of the cooktop. If installing in an island, position the cooktop so the chef can face the room and its guests. Avoid potentially drafty areas, such as near a window or doorway. The open space under the cooktop is handy for storing cooking pots, so plan for a cabinet with wide doors. A drawer won’t work due to the power lines, but an open slide-out shelf will work, and still allow access to those lines.

Consider: Ventilation options

Remember to plan for how you will vent from the cooktop. Like with ranges, do not place the cooktop under or near a window, as drafts are a fire hazard when food is cooking on a burner. An island cooktop can take an overhead vent projecting from the ceiling (and a gas cooktop requires overhead venting), but then the vent will stand out in the kitchen, possibly more prominently than you wish. The alternative, for electric induction only, is a downdraft vent. Concealed in its location along the back of the cooktop, a downdraft vent rises electronically from its recess with the flip of a switch. It then pulls cooking fumes downward into a grate and recirculates the air after removing odors and moisture. When not in use, the vent can be electronically lowered back into the recess in the surface where it is installed. Some cooktop models come with this feature included, or you can purchase and install a vent separately. Downdraft will never be as powerful as overhead, but it does help to eliminate odors and airborne moisture and grease when cooking.

Consider: Size and functions

If you are replacing an existing cooktop, you may be stuck with that model’s size unless you have budgeted to replace the surrounding cabinets and countertop too. Happily, manufacturers offer gas, induction, and electric cooktops in a range of dimensions that include more features as the width increases. Where once four burners were the norm, more homeowners are opting for six burners, which offer greater flexibility—like expandable heating elements that can handle extra-large pots, or griddles, or a super low-heat warming burner—so you can have more pans cooking all at once. You can still enjoy a super-size experience if your kitchen is small. Both gas and electric units with 5 burners come in a 30-inch size, which will fit in many small cook spaces. Electric radiant cooktops with a glass surface topping four burners can also be found in 24-inch widths.

The last six months have brought big-time changes for Blaise, Kristin, and their family of five. After welcoming their third child and moving from Manhattan to Brooklyn, Blaise and Kristin were ready to prep their new home in Prospect Lefferts Gardens for the long run. First up: a kitchen and laundry room update. We stopped in to take some photos along the way, but the rest of this story is told by Blaise, himself.

When we moved into our new home six months ago, we almost didn’t notice how limited the kitchen was. Living out of boxes and welcoming a newborn, it took us a few weeks to realize that we were having trouble finding space for groceries and that we had accidentally made a habit of storing kitchen basics in the basement. The move just about doubled the total space of our home, and yet we were struggling to find a place for everyday kitchen stuff.

Our punch list was pretty classic: kitchen storage was sorely lacking and countertop space was a joke. We are working parents who don’t cook that often, but we were ready to move our pots and pans out of the oven. We also realized that the bar-height counter was inaccessible for our kids and wanted to create a central gathering spot with a more standard counter height.

The kitchen had been recently renovated and we liked the look, so we initially entertained the possibility of a quick fix like purchasing a kitchen island, but ended up deciding to use what we had and expand on it. At first, I tried to juggle contractor bids on my own, but with kids and jobs, that turned out to be decidedly easier said than done. I posted the project on Sweeten and added to the plans to create a laundry room in the basement by enclosing our washer/dryer with built-out walls and solid doors.

Sweeten introduced us to this Sweeten contractor (of recent Sweeten blog fame!) and we awarded our project to him after seeing his straightforward and realistic style. My biggest fear was that a contractor would say yes to anything to seal the deal, but he gave us a realistic completion date and it was nice to know from the start that his team had already been screened by Sweeten.

Our contractor guided the work through multiple stages and helped us seamlessly extend our existing kitchen cabinetry with custom drawers, stained and finished to match the look we already had. When we had trouble coming up with matching backsplash tile, he managed to track it down with a local builder. We were also grateful for his willingness to work around our family’s schedule – naturally, we picked New York’s most brutal winter to live through a kitchen renovation and relied on Paul to gracefully adjust on snow days when the kids were home.

After watching our contractor put the new cabinetry pieces in place and create a dedicated laundry room, we found a few other spots for his team to add finishing touches and details including cosmetic wall patching and custom doors to replace a tired set that concealed the fuse boxes for the property.

We are thrilled with the results and psyched that we were able to work with so much of what we already had. Instead of cutting into our living space, the new drawers and extended counters have preserved our open kitchen and put everything within reach. The new laundry room helps us stay organized and minimizes the sound of the machines so that we can enjoy the play space with our kids. Even my mother-in-law was impressed, an unforeseen but welcome benefit of the hard work!
