Nature's colors and tranquil views turn this beach house into the ultimate chill space

Gathering the renovation team

When the homeowners of this wood-shingled house in the Hamptons began their renovation journey, their main goals were to update the kitchen and bathrooms, along with an overall aesthetic modernization, including some minor changes to the existing floor plan.

To start, they hired designers, Charlotte Sylvain and Shikhar Thakur of Studio Fauve in Brooklyn. The couple then hired a general contractor to turn their vision into reality, and “help maximize the impact of dollars spent,” their Sweeten post read.

Charlotte took charge of the interior design for the four-bedroom, two-bathroom Amagansett House, which had been purchased as a summer home. In addition to a more modern feel from room to room, they wanted to update the home’s color palette.

A minimal interior with natural materials would connect with the property the home sits on, which is wildly populated by maple, oak, beech, and sycamore trees. The designer’s goal was to create a neutral, light-filled space with a subtle beachy feel where the homeowners could watch the seasons change outside.

To accomplish this, she looked to design wide, open spaces in the Amagansett beach house. Beginning in the living room, with its spacious layout and high ceilings, Charlotte used inspiration from the Hamptons’ oceanside.

White textures and blonde plank-wood detailing combined with soft, comfortable furniture in quiet colors. Designs were kept minimal; its warmth would come from different materials in natural tones. The designer chose and sourced the materials regionally when possible, and chose small furniture designers and builders.

The kitchen has an airy feel but is solid with its Douglas fir joinery and cabinetry, and matte-finish white countertops. A stain-proof quartz was a perfect work-surface choice to top the natural wood kitchen cabinets; the homeowners wanted a durable kitchen for entertaining.

The home needed to be a relaxing place, a weekend and summer-season escape from the owners’ primary residence in New York City. To this goal, Charlotte painted the natural-wood window framings white to make them disappear.

Installation of additional new windows as well as vertical columns of glass at the top and bottom of the enclosed staircase offer views-as-art glass framings throughout the house.

Waterproof bathroom materials

The centerpiece of the upstairs is in the master bathroom—a giant picture window that overlooks the house’s rear woods and flanks a giant soaking tub. Waterproof tadelakt plaster walls and teakwood planking allowed use of the same surfaces in the bathroom’s wet and dry areas.

The designer pulled more tadelakt plaster into the guest bathroom for the vanity, pairing it with handmade zellige tile. Accoya wood plays a key role in this bathroom as well.

Throughout the home, hints of black connect with the white canvas for a modern feel. Original oak floorboards received a color-corrective refinishing to lessen the honey tones. Additional teak and Accoya wood accents round out the natural wood hues in various interior spaces.

The biggest challenge of this renovation was working on it remotely. Despite this, Amagansett House was completed giving the homeowners the serenity they were looking for.

A house flood sets off a new start

Sometimes you can spin a disaster into an opportunity. That’s what happened with Hildreth Place, our house in the Hamptons. We used a devastating flood as a prompt to create a happy, modern home where family and friends can meet.

Hildreth Place has been in the Garry family for more than 40 years, and my husband and I have owned it for 10. The house is in Hampton Bays, New York, 50 yards from Meschutt Beach, where families gather to swim in the bay and live music plays every night at Tiki Joes. The house was originally built in 1970, in a traditional Cape style. We have long used it with family, shared it with friends, and also rented it.

Two years ago, a pipe froze and burst. After discovering eight feet of water in our basement, we decided to go down to the bones and renovate. Our goals were to make the home more efficient from both energy and maintenance standpoints, all while turning it into something beautiful that our family and friends can enjoy.

A new chapter for a family home

Cara Boyce of Red Wagon Design partnered with me on the interior design and helped me reimagine the home. We planned to revise the façade, giving it the relaxed appearance of a modern farmhouse, and use the interior redesign to solve problems and increase our living space. With Sweeten’s help, we found the perfect contractor to help us with our Hampton Bays home renovation. He worked on time and within budget, keeping cost savings in mind and brainstorming solutions to construction challenges. The house had a few!

Hildreth Place has endured quite a bit, and we needed to prepare it for the future. The house has been standing 50 years, and is close to the beach and exposed to the elements. So, our biggest investment was on exterior improvements. The materials needed to withstand the environment. We installed James Hardie clapboard on the exterior, invested in a fiberglass front door, and chose fiberglass casement windows rather than old-school wood. 

A garage renovation turns into a lounge space 

One of the biggest interior changes we made in modernizing was on the home’s ground floor. The first floor was very traditional for a beach house, and the formal dining room, which was in the front of the house, wasn’t practical for entertaining.

By raising the roofline, we were able to add about 200 square feet upstairs, creating space for a center hallway.

We decided to create an open floor plan that connected the kitchen to a walk-through dining room. It continued out to our attached garage. With the garage renovation, we stole just under 300 square feet to create a new inside-outside room. This “garage room,” which opens to the back via an industrial-style roller door, lets the indoor space flow to the outdoors, and is an ideal casual gathering spot for coming off the beach.

On the second floor, there was another flow blockage to overcome: We had four bedrooms, including a big dormer for the kids, but the only way to access that bunk room was through one of the other bedrooms. It was an awkward layout for children trying to find the bathroom at night. By raising the roofline, we were able to add about 200 square feet upstairs, creating space for a center hallway. The resectioning also found us space for a master bathroom, a nice bonus.

Personalizing with color and art

Seeing my murals and paintings transform the house has been incredible. The master bedroom got a bold, black-and-white brush-stroke mural. I love it! I have a moody painting tucked between the shelves in the master bath and oceany pieces in all the first-floor rooms. A guest room with a bright bamboo theme features a hand-painted ceiling by me and is inspired by colors that I’ve been gravitating to—the combination of orange, hot pink, and red makes me happy.

Down on the first floor in the powder room, we added wallpaper—this Dorothy Draper look was a dream of mine. The lush green print and chartreuse ceiling color is the kind of pairing that inspires me as an artist. Such a surprise when you open the door! I always recommend spending money on things that give the most bang for the buck. I told my husband that the splurgy wallpaper was more important than running water.

Many of the room designs in the house are inspired by my paintings, as I really wanted to bring their joy into our home. One of the best examples of that is the “goldfish bathroom,” which is bathed in a dappling of water-blue penny tile and features several playful fish paintings.

Natural elements soften

Throughout the house, we also chose simple items to offset the highly visible ones.  We went with pre-painted cabinetry in the kitchen, and the same hardwood floors as in other rooms. The lights are modern loft pendants, clean in matte white.

I’m intimidated by the process of picking out kitchen appliances, so I let my mother-in-law—a holiday-entertaining superwoman—choose; she picked a single oven with the largest cubic heating space she could find. The living room fireplace mantel is made of a rustic, hewn-wood beam.

Sweeten’s 2020 guide to Hamptons renovation costs, including kitchen, bath, and whole-home, plus permit tips

The Hamptons…the mere mention conjures up images of poolside luxury and endless summer. But what’s it really like to live—and renovate—there? If you’re considering buying a home in the East End to renovate, there are some things you should know. Luckily for you, we’ve done the homework! Read on to learn what to expect (and budget) for your Hamptons renovation costs. (Keep in mind that all projects are unique, and many variables will impact a remodel!)

Sweeten offers a guide to Hamptons renovation costs, focusing on four categories—cost per square foot, kitchen, bathroom, and permits. Sweeten matches home renovation projects with vetted general contractors, offering guidance, tools, and support—for free..

Note: every expert contractor will want to have a detailed chat and inspection of your home before creating an estimate for your needs and wants.

Here’s a breakdown of typical Hamptons renovation costs, compiled from Sweeten renovations and Remodeling’s 2020 Cost vs. Value report.

  • Full home renovation: Starting at $100 per square foot (psf) with stock materials; high-end properties start at $250+ psf
  • Budget kitchen remodel: $25,000 for under 100 square feet
  • Mid-grade kitchen remodel: $40,000—$75,000
  • High-end kitchen remodel: $75,000+
  • Budget bath remodel: $20,000
  • Mid-grade bath remodel: $25,000—$40,000
  • High-end bath remodel: $40,000—$100,000
  • Basement remodel: $25,000—$100,000

To be clear: when referring to the Hamptons, we are talking about the Town of Southampton and the Town of East Hampton, which both comprise many hamlets and villages. Hamlets such as Westhampton, East Quogue, or Hampton Bays lie within the boundaries of the town of Southampton. The villages of Amagansett and East Hampton are within the administrative boundaries of the town of East Hampton. So, any building permits filed will be with the offices of Southampton or East Hampton.

There is a season for everything, but especially in the Hamptons. Usually, there is a big push before summer so that everyone can enjoy their homes before the summer is out, and everyone is very busy. If possible, start your design process in the fall and do the work in the winter. 

However, with the unexpected events of 2020, real estate industry experts expect the busy season to shift due to the freeze on non-essential activities and business.

 

Hamptons home renovation costs per square foot

According to experts who work in both New York City and the Hamptons, the consensus is that costs per square foot are essentially the same in both locales. As we point out in our cost guide to Westchester County, proximity to Manhattan dictates both the buyer demographic as well as real estate values. This, in turn, is reflected in the cost of renovations. As Sweeten contractor Eric points out, however, there are subtle differences between the villages and hamlets, with East Hampton being the priciest. Sweeten sees projects starting at $100 per square foot with stock materials and high-end properties at $250+ psf.

While renovation costs per square foot will vary depending on whether it is a gut or non-gut, and the level of finishes and custom features you require, Eric tells us that there is a starting point of $150 psf for renovations with stock materials. Luxury waterfront properties, however, start at $500 psf for high-end renovations and can exceed $1,000 depending on complexity and finishes. Additionally, cost increases over the past year have also pushed baseline budgets upwards: the price of fuel has gone up, as has general liability insurance, said Sweeten contractor Eric. “Building materials are also up from last year because of supply and demand; everyone is renovating! And when homeowners are renovating, the cost for electricians and plumbers and other subs increase, because they can pick and choose between the most profitable jobs. They will charge more now for smaller jobs like a single kitchen or bath.”

Costs for a kitchen renovation

  • Budget kitchen: Most Sweeten kitchen remodels in the budget range average $25,000 for under 100 square feet with budget-friendly finishes from retailers such as Home Depot. 
  • Mid-grade kitchen: Most Sweeten mid-grade can fall between $40,000—$75,000. In Sweeten contractor John‘s experience, he cites a mid-grade kitchen could average in the $75,000 range. Ariel Okin, an interior designer who works in the Hamptons, tells us: “Kitchen gut renovations can range from $40,000—$150,000 depending on the level of work the client wants, and the same goes for baths. Square footage, scope of work, and estimated amount of time it will take to complete the job are all major considerations that go into pricing out the project.”
  • High-end kitchen: At Sweeten, we’ve seen projects cost start at $75,000 for high-end finishes. According to Remodeling’s Cost vs. Value 2020 Report, a major high-end kitchen remodel averages $166,408 in New York or $832 per square foot.
    This is based on a 200-square-foot kitchen with top-of-the-line custom cabinets, stone countertops, imported tile backsplash, built-in refrigerator, microwave, commercial-grade cooktop, and vent hood, as well as all new lighting and wood floors.

Sweeten contractor John estimates that a high-end kitchen in the Hamptons will start at $150,000 and up.

Costs for a bathroom renovation

  • Budget bathroom remodel: At Sweeten, we’ve seen projects begin at $20,000. John quotes a three-piece (shower, sink, and toilet) project to average out to about $35,000 for a 5’ x 8’ space with budget-friendly finishes.
  • Mid-grade bathroom remodel: Sweeten has completed bathroom renovations between $25,000—$40,000 in the mid-range that covers about 100 square feet. Cost vs. Value 2020 Report cites an average of $29,585 for a mid-grade bath remodel.
  • High-end bathroom remodel: At the high-end range, Sweeten renovations that consist of three-pieces can cost between $40,000—$60,000. A high-end master suite remodel consisting of 4-5 pieces including a shower, double sink, bathtub, and toilet costs between $60,000—$100,000. According to Remodeling’s Cost vs. Value 2020 Report, a high-end bathroom remodel averages $88,523 in New York or $885 psf. This is based on expanding an existing 35-square-foot bathroom to 100 square feet, relocating all fixtures, and installing a new shower with a frameless glass enclosure, freestanding soaker tub with high-end faucets, stone counters with dual sinks, one-piece toilet, and a humidistat-controlled exhaust fan.

Sweeten contractor John estimates that a high-end master bath renovation would run about $100,000 on average.

Costs for a basement renovation

At Sweeten, we’ve seen basement remodels budgeted at $100—$150 psf or $25,000 for a simple coat of paint. A gut renovation would cost $50,000—$100,000 which could include plumbing, electrical, an entertainment center, appliances, closets, and with possible walls going up or down. An average basement conversion project in the New York area is $75,000, according to the Cost vs. Value report. The project for this size budget includes a 20′ × 30′  foot room and a 5′ × 8′ foot bathroom with a shower and bar area as well as insulation and laminate flooring. This sample project works out to $117 psf.

What to know about permits in the Hamptons

Permits are a big part of the renovation process in Hamptons towns. While expediters are not regularly used there, the process can involve two types of experts not usually called upon in renovation projects elsewhere.

  • Environmental consultants can assist homeowners and architects in parsing land use regulations, coastal environmental planning, and acquisition of related permits. Given the delicate ecosystems and the proliferation of wetlands and sand dunes along the coasts, these consultants are crucial to navigating this aspect of the permit process. Additionally, they can answer help determine whether you can expand the footprint of a house or add a dock. They typically charge by the hour (ranging from $250-350/hour, with a minimum project fee). For the initial site inspection and report, some offer a flat rate fee of around $1,500. This fee would cover the property inspection and produce a report.
  • Local attorneys who are well-versed in the zoning codes of the particular town in question can help navigate the process. Sweeten architect Andrew tells us that East Hampton recently changed some of its codes and a local attorney assisted him and his client in liaising with the town office on a debated matter of allowable square footage. Attorneys’ fees vary; a local real estate agent can provide recommendations.

Keeping up with local regulations and requirements

While the town offices may be small and provide a more personal interaction, as Sweeten architect Andrew relates, don’t mistake that casual air for a casual approach to enforcing regulations. For example, certain Hamptons neighborhoods won’t allow work on weekends, or after a certain time during high season. There have also been increasing attempts to limit the square footage on properties and accessory structures that may be used as rental properties. Additionally, there are stringent regulations at the town, state, and federal levels that will affect your renovation, depending on scope.

It’s important to understand what the current code is. However, you should also try to find out what is upcoming or anticipated in terms of changes. Because project timelines can extend, you want to ensure you’re complying with the relevant codes when your project finishes.

One relatively recent development has been a change in the energy conservation requirements in East Hampton, for example. Andrew notes that he is dealing with this on a current project. Now, they’ll need to hire someone who is certified to complete the HERS rating, which will cost between $1,000—$2,000. They may also need to use different building components to achieve better insulation and R-value required today.

The Town of Southampton provides this handy Building Permit Application Checklist for residential interior renovations (note that different fees and applications are required for other types of construction).

This Southampton home renovation gets more room, an updated kitchen, and a refreshed exterior

A new place to call home

This New York homeowner had always owned property in Long Island’s Southampton, even while working overseas for over 10 years. Upon returning to the United States, she wanted to live closer to the village. So she sold one property and bought the other while still living overseas.

The house, located steps outside of the village, was a modest two-bedroom, one-bath, 800-square-foot 1960’s ranch with yellow aluminum siding. It previously had been a summer residence for an older couple who hadn’t touched it since the 1980s.

A clear wishlist

Not surprisingly, the interiors were outdated, storage was lacking, and space was tight. Still, she lived in the home for a year to better understand what she would like to change or improve. “My vision was modern, functional, relaxed—and most importantly—timeless,” she said.

The beach community location inspired a relaxed vibe. “But I also wanted a cozy look that was inviting year-round for the cooler months.” said the homeowner. “The house is small and I wanted to keep it that way.” Larger entertaining space was critical while sleeping spaces weren’t as important. “I needed a bit more common space and modernization, including an open floor plan, natural light, and an indoor-outdoor connection,” she said. “Another bath and bedroom were also in the plans.”

Finding a contractor

With her Southampton home renovation ideas and concerns in mind, she posted her project to Sweeten, a free platform connecting homeowners to vetted general contractors, and found this Sweeten contractor. She had three goals: a total renovation that included the kitchen; adding a third bedroom and second bath; and expanding the common living space by converting the garage. “I could afford two of the three, but not all three,” she said.      

My contractor was honest: ‘I can give you this and this, but this is not in your budget.’ So I was able to decide what really mattered and make a very informed decision that I can live with.

Refacing the kitchen cabinets

“The contractor and I talked through options and figured out how we could come closest to getting all three within my budget. Kitchens are expensive but I wouldn’t need to change the layout.”  The homeowner also couldn’t afford to replace all the cabinets. Instead, she painted the lower portion in a darker gray, which masked the door’s oak grain. She refaced the uppers and purchased new doors to change up the style slightly. They went from an arched to a simple raised panel that visually connects with the those below the counter. Hard-to-reach cabinets above the refrigerator were eliminated. All the upper cabinets were painted white, which made the space seem larger.

New floors

The existing brown kitchen floor tile was removed and red oak was installed to be consistent with the rest of the house, all stained in a honey hue. New hardware also refreshed the cabinet doors. The contractor also swapped out outdated tile for a feature mosaic under the range hood, and white subway tile on the remaining backsplash. New stainless steel appliances replaced a white refrigerator and dishwasher, as well as a black range, for a cohesive contemporary look. The room also received a new pull-down faucet, sink, and quartz countertop.

“With some creative problem solving, it does look, feel, and function like a totally new kitchen,” she said. Without changing the kitchen footprint, she still picked up additional space. She calls her new walk-in pantry “icing on the cake.” The walk-in pantry is located just off the main kitchen, in part of what was the garage. “Everyone told me a garage conversion for storage was not a good idea because the space was just too small,” she recalled.

A crucial step in the Southampton home renovation was to have the 14’ x 24’ garage gutted, creating a new living room. The new room features a vaulted ceiling and a shiplap fireplace, as well as that walk-in pantry. Converting the garage expanded the 800-square-foot home to 1,350 square feet of living space. The homeowner wanted the fireplace to be a focal point. “I chose shiplap, but the way it was executed was beyond my expectations,” the homeowner recalled. A shift in the spacing and a slightly larger scale made a huge difference. It was built up to the point of the vault and a thick slate mantle instead of a wood one made it a true statement piece. “My contractor designed and built it himself,” she said.

A camouflaged finish

Additional storage, refrigeration, and less-used items moved into her new pantry. “I put my microwave and other small appliances behind closed doors,” she explained. “It’s still super convenient because it’s attached to the kitchen.” The exterior roofline did not change. “I didn’t want it to look like a garage conversion from the outside,” she said. “I built false carriage-style doors on the front exterior so it still looks like a garage.”

Blue, white, and gray palette

She settled on a mostly white color palette with some gray accents, including new charcoal paint on the exterior façade. The gray carrying over in slate at the front steps, rear entrance door, fireplace mantel, and one bath floor. Blue is a key decor thread, from the outside in. The exterior cladding has a bold new face in blue. In the main living spaces, the furniture has different shades of blue: pale blue well-worn painted metal stools at the counter; chairs around the dining table; and comfy chairs by the fireplace.

Transom windows for light with privacy

Updating the baths also made an enormous difference. “I happen to love transom windows for some reason,” she said, “but I placed them particularly in the bathrooms for maximum light with maximum privacy.” The master bath’s large walk-in shower are clad in 12’ x 24’ white stone-like Dolomite porcelain tile, with a dark gray porcelain tile grounding the floor. Another update features a stylish new furniture-like vanity in honey-colored wood with horizontal grain that sits on brass feet, paired with a brass faucet.

It all comes together

Her favorite part of her Southampton home renovation actually was the last third of the job. “Each day there was something new, so I could see actual material being installed and the end in sight, versus “behind-the-walls” work like plumbing, electrical, gas lines, and new joists,” she said. “I have windows—yay! I have stained wood floors—yay! As you get close to the end, you start to see your vision in real-time, with day-to-day progress. It makes all frustrations melt away, and you are a very happy person.”

A calm and satisfying finished product

One thing the homeowner appreciated was honesty and expertise. “My Sweeten contractor was very patient, accommodating, efficient, and professional. Most importantly, a problem solver. My budget was tight, but I was given solutions that did not break the bank,” she said. “My contractor was honest: ‘I can give you this and this, but this is not in your budget.’ So I was able to decide what really mattered and make a very informed decision that I can live with. I am grateful for this.”

Hands down, her favorite feature is the fireplace. “And adding windows on either side,” she said. “It’s lovely to watch the changes in the season through the windows but have complete privacy.” The experience of a home renovation in Southampton has been positive.

She concluded, “It makes me calm and satiated, confirming that I made the right decisions and that it all turned out as I planned—I got my dream home with my finances intact.”

The new cathedral-style ceiling elevates the classically designed space

Project: A 1960s East Hampton kitchen renovation

Before: Ann was looking for a contractor for over two years to renovate the kitchen in her East Hampton, New York, home. She just couldn’t find the right fit—price-or-quality-wise. Her dark and dated kitchen, in a one-story house built in 1964, had a faux brick backsplash and the original cabinetry. It just wasn’t cutting it for Ann, a big entertainer, with lots of family members who love to come over and cook. However, after finding Sweeten and reading other renovation stories on the blog, she made a move and posted her kitchen renovation project. She matched with an East Hampton contractor who’d help turn the old-fashioned kitchen into host-worthy space.

Daniel drew up the plans for an open kitchen, including removing the wall between the dining area and cook space and lifting the ceiling to a cathedral style (which was the contractor’s suggestion). Fortunately, those changes had a dramatic effect on the brightness and size of the room. 

The homeowner wanted a very timeless aesthetic. Flat-paneled white cabinets set the foundation for the classic look, complemented by white, taupe, and black granite countertops and gold cabinet hardware. Lighting above the island and the black-and-gold sink faucet echo the metallic hardware, tying it all together.

As a first-time renovator, Ann was happy to have Sweeten Client Services available throughout the project. “It was great to know somebody was there for you,” she shared. She also had a great time working with her contractor, who encouraged her to take time picking out the materials. Above all, he told her to not rush it—a renovation is not something that’s done every day. 

Patience was Ann’s main focus from the very start, since she waited to find a contractor she felt confident in. The homeowner suggests that future renovators do the same: shop around, speak with as many people as you can, and do research. This isn’t a process worth speeding through!

This week we’re off to a beach bungalow in the Hamptons to get our last taste of summer and catch up with tS member firm Uli & Associates (formally Fractal Construction). Firm owner and lead architect, Ulises “Uli” Liceaga walked us through the recent renovation of his own summer home, this little 800 square foot, 2 bedroom bungalow, which he retrofitted for his family of 7 — yep, Uli and his wife Christina have 5 kids, all under the age of 8! The family enjoys a particularly active lifestyle; they especially love biking, horseback riding, kitesurfing and wakeboarding, and they spend a lot of time in the Hamptons during the summers. So, a few years ago they purchased their own house at Amagansett’s Lazy Point, a kitesurfing and windsurfing mecca. While the location was perfect, the house itself was far from it, and Uli immediately got to work designing his family’s new beach bungalow.

The before conditions were dark, cramped and outdated, so the main objectives of the renovation were to open up and modernize the space. One of the biggest challenges for the designer was working within the 800 sqft footprint of the original home. Due to building restrictions in the Hamptons it’s really hard to get approval for exterior changes, which meant that Uli had to figure out how he would accommodate his dynamic family without expanding the size of the home. A second big challenge came when there was a delay in the closing of the house, and they ended up with only a month to do the renovation.

“You’ve seen those shows where they renovate a house in a few weeks time, well that’s what we did. I grabbed a couple of crews and we worked weekends and long days. It took about 21 days. I set up a trailer there, and stayed there. People don’t believe me when I tell them how long it actually took. When I look back I can’t believe we did it.”

Once construction started, it quickly became clear that a full-scale gut renovation was necessary, as the house’s structural shell turned out to be completely rotten. Outside, the original deck was so rotted out that you couldn’t tell where it began or ended. The local conservation codes also prevented Uli from changing the footprint of the deck in the new design, so, after removing its decayed remnants, the team did their best to reconstruct the deck’s original form.

Inside the finished space, the transformation is astounding! We love the exposed cedar framework; Uli effectively modernized the original design by stripping the building down to its most basic form. He then highlighted the rebuilt structure by using simple but beautiful materials and finishes. An additional bonus is that the exposed trusses also make a great place to store the family’s surf boards! At the back, the all new kitchen features new stainless steel appliances and glass door cabinets from Ikea. Other modern furnishings throughout the home are from Room and Board including a desk and storage shelves made from reclaimed wood.
